SMS Messaging Terms of Service

1. Program Description
Quovio LLC (“Quovio,” “we,” “us,” or “our”) operates a recurring SMS/MMS messaging program (“Quovio — Property Management Notifications”) to facilitate communication between tenants and their property management team.
By opting in to this program, you will receive recurring automated text messages related to your property management account. Message types include:
- Maintenance request confirmations and status updates
- Work order scheduling, assignment, and completion notifications
- Emergency property alerts and safety notices
- AI-assisted triage responses for maintenance inquiries
- Contractor assignment and scheduling updates
2. Consent and Opt-In
You may opt in to receive SMS messages from Quovio through the following methods:
- Checking the SMS consent checkbox and providing your phone number during account registration or invite acceptance on the Quovio platform
- Checking the SMS consent checkbox and tapping “I Agree” on the SMS consent screen in the Quovio Tenant Portal
- Texting a message to our program phone number (text-in opt-in)
- Providing your phone number to your property manager during lease onboarding, where the lease agreement includes SMS communication consent
Consent to receive automated text messages is not a condition of any purchase, service, or tenancy. You may use the Tenant Portal and submit maintenance requests without consenting to SMS notifications.
Upon opting in, you will receive a confirmation message that identifies the program, message frequency, how to get help, how to opt out, and a notice that message and data rates may apply.
Consent records — including timestamp, IP address, and method of consent — are stored in compliance with the Telephone Consumer Protection Act (TCPA).
Your consent to receive SMS messages from Quovio is personal and not transferable. You may not assign or transfer your consent to any other individual or entity.
3. Message Frequency
Recurring messages. Message frequency varies based on your maintenance requests and property management activity. Typical usage is 2–10 messages per month, though volume may increase during active maintenance work orders or emergency situations.
We endeavor to send messages only between 8:00 AM and 9:00 PM in your local time zone. Emergency property alerts related to immediate safety risks (such as gas leaks, flooding, or fire hazards) may be sent outside these hours.
4. Message and Data Rates
Message and data rates may apply. Quovio does not charge for SMS messages, but your mobile carrier may charge standard messaging and data rates per your mobile plan. Contact your wireless carrier for details about your messaging plan and rates.
5. Opt-Out / How to Stop
You can cancel the SMS service at any time. Text “STOP,” “CANCEL,” “QUIT,” “UNSUBSCRIBE,” or “END” to the phone number from which you are receiving messages. You will receive a one-time confirmation text message that you have been unsubscribed. After this, you will no longer receive SMS messages from Quovio. You may also opt out through the Tenant Portal settings.
Opting out of SMS does not affect your tenancy, your ability to submit maintenance requests via the web portal, or your relationship with your property manager.
If you wish to re-join, text “START” to re-subscribe, or opt in again using any of the methods described in Section 2 above.
6. Help / Customer Support
If you are experiencing issues with the messaging program, you can reply “HELP” to any message from Quovio for more information. You will receive a reply with the program name, customer support contact information, and opt-out instructions.

7. Supported Carriers
Supported carriers include but are not limited to: AT&T, Verizon Wireless, T-Mobile, Sprint, Boost Mobile, Cricket, MetroPCS, U.S. Cellular, and most other major U.S. wireless carriers.
Carriers are not liable for delayed or undelivered messages. T-Mobile policies require that T-Mobile shall not be liable for delayed or undelivered messages.
8. Privacy and Data Sharing
Your phone number and SMS consent data are used solely for delivering property management notifications as described in this program. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
Information collected through the SMS program may be shared with your property manager (who you have a direct business relationship with) and our messaging service provider (Twilio) solely for the purpose of delivering messages.
SMS message content may include details about your maintenance requests. We do not include sensitive personal information (SSN, financial account numbers) in SMS messages.

9. Terms and Conditions
By opting in to the Quovio SMS program, you agree to these SMS Messaging Terms of Service and our General Terms of Service. We may modify these terms at any time. Continued participation in the SMS program after changes are posted constitutes acceptance of the updated terms.
Quovio reserves the right to modify or discontinue, temporarily or permanently, all or part of the SMS program with or without notice.
Quovio is not liable for any delays or failures in SMS message delivery, which may occur due to carrier network issues, device settings, or other factors beyond our control. We do not guarantee that messages will be delivered or received in a timely manner.
